The B side is an efficiency unit – no kitchen, but a small, hip-high refrigerator and sink is provided. Some owners will provide an electric skillet or microwave to help with cooking. The Belmont – located in St. Lucie West, just off I-95. There are one bedroom one bath units in this community for rent. Amenities include clubhouse, fitness center, pool, gated community. There are additional 2 and 3 bedroom units for rent in this community.

Private Landlords with an exclusive room with a separate entrance – Around Port St Lucie, people have converted a garage, built an addition, or bought a house with an efficiency unit as part of the floor plan. Styles and options vary. These one-bedroom units may have a lower application cost as an HOA application fee is not involved. This is an exclusive space separate from the main house, not a private room in a shared house sharing common kitchens or baths.

  1. Do I have to pay the HOA monthly fee? We have not seen it in any leases we have worked on with our clients.
  2. Is the HOA application fee a one-time charge? Yes. After you have signed a lease, you turn in the HOA application, the signed lease, and the application fee. Each community will have different forms, rules, costs and procedures, but the HOA application is a one-time occurrence.
  3. What if the HOA denies me, but I’ve already signed the lease? The leases we use in the ordinary course of our business have a dependency clause for HOA approval. Only once in our experience has a person been denied by the HOA. The deposit was refunded and the lease was canceled.
  4. Are pets allowed? That is the owner’s decision. Some HOAs will have further restrictions. Exclusions apply for service animals and emotional support animals.
  5. Are short-term, seasonal rentals available? Yes, though they might be hard to find. Rentals in St. Lucie County under 6 months will be subject to a 12% bed tax on the total value of the lease, payable upfront.
